Position Overview
Our Special Projects team is seeking an experienced and results-driven
Special Projects Project Manager
to oversee all aspects of project delivery, from planning and setup through closeout. Acting as the primary liaison between clients, subcontractors, design teams, and Stevens Construction, this role ensures that every project is delivered on schedule, within budget, and to our high standards of quality and safety.
The Special Projects Project Manager is responsible for developing project schedules, negotiating subcontractor agreements, managing budgets, and leading OAC and subcontractor coordination meetings. This position also works closely with Superintendents and Project Administrators to proactively identify and resolve issues, maintain seamless communication, and keep projects moving forward.

Key Responsibilities
Project Planning And Setup

Participate in project handoff meetings from Pre-Con/Estimating to Project Management.

Review all bids, scope out subcontractors, and negotiate final contract pricing with subcontractors.

Conduct pre-award meetings with subcontractors as needed.

Draft subcontractor scopes of work and coordinate with the Project Administrator to issue subcontracts.

Develop a master project schedule and prepare budget setup and owner Schedule of Values for input into Sage 300.

Participate in job startup meetings with the SCI team to define roles.
Project Coordination And Management

Coordinate and lead pre-construction meetings with the design team and owners on-site prior to mobilization.

Prepare monthly fee projections, budget maintenance sheets, and monthly owner reports.

Organize and lead all Owner-Architect-Contractor (OAC) project meetings.

Attend weekly subcontractor coordination meetings led by the Superintendent.

Work with the Superintendent to implement and maintain the master project schedule and ensure it's posted on-site.

Manage master schedules, 2-week look-ahead schedules, and manpower schedules.
Financial Management And Quality Assurance

Review and approve contractor and vendor pay requisitions.

Work with the Project Administrator to formulate and process monthly payment requisitions to the Owner or issue letterhead invoice billings.

Assist with field supervision as needed.

Oversee and direct all construction management activities.

Complete projects within the given budget and timeframe while maintaining exceptional quality expectations.

Work with subcontractors and design professionals to anticipate and solve problems before they negatively impact the project's schedule, budget, and quality.

Understands his/her contribution to achieving the five-year strategic plan and the annual plan.

Understands and operates under the company’s SOP’s at all times.

Skills & Experience

A bachelor's degree in construction management, engineering, or business, or at least two years of experience in project management in the construction industry.

Proficiency in project management, including budgeting, scheduling, risk assessment, and the ability to manage multiple projects simultaneously.

Deep knowledge of construction processes, codes, and permit processes.

Competency in construction management software and tools, as well as the ability to read and interpret construction plans and blueprints.

Strong leadership and team management skills to lead and motivate project teams, subcontractors, and other stakeholders.

Excellent communication skills, both verbal and written, to ensure effective collaboration with clients, project teams, and subcontractors.

Effective problem-solving skills to tackle challenges that may arise during construction projects.

Ability to manage project budgets, analyze financial data, and ensure that projects are completed within budget.

Efficient time management skills to meet project deadlines and prioritize tasks.

A commitment to safety, including knowledge of construction safety regulations and practices, to maintain a safe working environment.

Strong client relationship-building skills to ensure client satisfaction and address inquiries or concerns.
